What affects the cost of a house extension?

The size and specification are only part of the price. Foundations, drainage diversions, structural openings, glazing, roof design and access for deliveries can all affect the construction package. Share your target budget early so the design and finishes can be reviewed against it.

How do you prepare an estimate or quotation?

Send your drawings, available structural information and intended finishes. An initial estimate helps establish budget suitability. A detailed quotation needs a defined scope and review of the property, including access, waste arrangements and work connecting the extension to the existing house. Assumptions, exclusions and allowances should be clear before work is agreed.

Can we stay at home during the work?

This depends on how the new construction connects to your existing rooms and services. We need to discuss household access, dust protection, kitchen and bathroom availability, and any periods when rooms cannot be used. Tell us about children, pets, home working and other occupancy needs when you enquire.

When can the programme be confirmed?

The construction sequence depends on the agreed design, site conditions and procurement. Bespoke glazing, steelwork and kitchen deliveries need to be coordinated with the build. Share your preferred dates and any fixed commitments so a realistic programme can be discussed before a start date is agreed.
