Residential conversion
Garage conversions across Glasgow and the West of Scotland.
Converting attached or detached garage space into practical accommodation, subject to design, condition and statutory requirements.
What to expect
Existing fabric carefully assessed.
A garage was rarely built to the same thermal, moisture, fire and comfort standards as a habitable room. Floor levels, slab condition, wall construction, headroom and retained services must be understood before the scope is fixed.
The intended room use also affects fire safety, ventilation, drainage and the required level of fit-out.
A typical scope may include
- Pre-start inspection, protection and service checks
- Removal of the garage door and construction of the new infill
- Floor-level correction, damp protection and insulation
- Wall and ceiling insulation, airtightness and internal linings
- New openings, windows and external or internal doors
- Heating, electrical, plumbing, ventilation and drainage work
- Fire separation, alarms and escape provisions to the approved design
- Plastering, joinery, decoration, flooring and making good
What we need from you
- Property address and intended use of the completed room
- Architectural and structural drawings, where prepared
- Planning and Building Warrant status
- Photographs inside and outside the garage
- Known floor levels, wall construction and roof information
- Locations of meters, boiler, consumer unit and incoming services
- Window, door, bathroom or utility requirements
- Budget, preferred timing, access and parking information
Evidence before promises
A managed-contractor approach, independently reviewed.
Our published customer feedback covers communication, workmanship and coordinated multi-trade refurbishment. It is not presented as garage-conversion-specific evidence; it demonstrates the standards applied across our residential work.

How we evidence delivery
See the standard applied on completed homes.
Our current project stories document existing conditions, work in progress and completed interiors. Taylor Road and Hill Road are refurbishment projects rather than garage conversions, and are identified as such. They demonstrate our approach to sequencing, finishes and professional project presentation while the garage-conversion portfolio develops.
Before you enquire
Planning your project
What affects the cost of a garage conversion?
The existing floor, wall and roof construction, moisture condition and intended room use influence the scope. A home office has different fit-out needs from a utility room or a space with a bathroom. New glazing, heating, drainage, insulation and finish selections all need to be included when comparing prices.
What should I send for an initial review?
Provide your address, photographs inside and outside, and an outline of how you want to use the room. Include drawings if available, your budget and preferred timing. Photographs of meters, the boiler, consumer unit and the connection to the house help identify matters that need closer inspection.
How will the conversion fit with the house?
Window and door appearance, floor levels, the internal connection and retained storage should be considered together. Tell us what needs to remain in the garage and whether you want a finished room or a more limited construction package. The quotation should make that distinction clear.
How is disruption managed?
Access, deliveries, waste removal and any interruption to services need to be planned around the household. Some work may be contained within the garage; openings into the home and service connections can affect adjoining rooms. We discuss these stages when reviewing the scope and programme.
For the next step, see our estimating and project process, or send your project details.
